    When a real estate agent in Santa Clarita Valley tells you that they are on top of the local housing market, ask them what they are writing and what data they are publishing online.

    I have experienced those “self proclaimed professionals”¬†who have no idea how the Santa Clarita housing market is fairing and those who don’t pack the gear to serve anyone’s real estate needs.

    I publish our market data slides and compilations for exacting housing market intel monthly. Each day I work on the local market and watch for any changes in several key fields within SCV real estate.

    I keep tabs on the local inventory broken down into specific cities. I also further break down the listings into particular housing types – such as Single Family Homes, Versus Condos, Versus Town-homes. I then do a daily inquiry as to what types sales exist and what types have been added. Are the sale distressed? Are they Short Sales? Foreclosures? Rental Sales (great indicator as to market health). Maybe the majority of homes on the market for sale are Standard Equity Sales?

    We then move into the allowable financing types. This component helps me better understand my home buyers and best fulfill their Santa Clarita home buying needs. I am able to quote chapter and verse to find homes which coordinate with their particular financing types. Maybe the home is not FHA approved? It could be that a Veteran Loan would not suffice for financing of another. Sometimes homes which are for sale are “cash only” deals for one reason or another.
