Santa Clarita has had more Foreclosure Activity than…

    “Yes your HONOR _ that was a leading question…” – We have had more foreclosure activity as of late – and more as compared with the start of 2012.  With some of the banks jumping ship – getting out of the Foreclosure Management Business – we are watching as their REO inventory is changing hands.Santa Clarita real estate tips

    That may also streamline the Foreclosure Process.  The banks are currently limiting the release of Foreclosure inventory.  They don’t want to flood the market and further reduce prices.  However, with the banks falling by the way side – this may not be able to be helped.  We may see another wave of Foreclosure and prices declining further.  The question is by how much?

    The changes to the Foreclosure Laws with the approval of the California Homeowner bill of rights – may make the Foreclosure process shorter for those Banks that have them on their books.  As it is now – and has been for quite some time – when the owner of a property quits paying on their mortgage – their bank is about 3 months from a Notice of Default Filing with the courts.  Then about another 3 months, if they contest the eviction – they are evicted. If there is no contesting of the foreclosure and eviction – maybe as soon as 4 months total time.

    The Foreclosure Process may indeed speed up with the changes to the laws. We have some of our clients that have been sitting in a property, not paying anything in mortgage, for over 1 and 1/2 years.  In a couple of the cases, there has not even been a notice of default filed.

    Hang in there – this market will improve, I just don’t know if now is the time.  It would seem there’s more to come!
