Santa Clarita foreclosure intel and updates – is Zillow copying us :) October 27, 2012

    Do you know about those “Z-Estimates”?  Those are the “computer generated” comparables that establish home prices and values in Zillow’s eyes.  Some of our clients cannot stand them and some think the zillow z-estimate is so/so.  No matter if you think they are the bee’s knees or not – Zillow is going to start another “publication product with the advertising of the Notice of Default filings”.

    They are going to start displaying for the world the Notice of Default filings(NOD’s).  If a homeowner has experienced a life changing event and no longer can afford to pay their mortgage, at some point, their bank or banks will record a Notice of Default with the court against their home. This act now becomes public record.

    Until this move – it was not “super public”. We write about the data, with a lot of respect being shown by our team because we handle a large amount of Short Sales for our Short Sale Sellers.  We are experts in the short sale field and do our best to keep the “human respect” in place when discussing such events.

    “Anyone can go through it, no one is immune.” – That quote was from Paris and she is exactly right.  There is no disgrace by experiencing hardships in life. We have had our fair share and there are going to be more in our future to be sure.  One of the things we think about this move is we are hoping those Santa Clarita properties that have had a NOD filed on them will be displayed with a certain amount of respect.

    We hope that this does not become a “look at the monkey” in the cage session for every would-be investor that has listened to a podcast or two or read a book about how to invest in real estate.  While a NOD filing is public record – I think some, in the public, will not be able to keep respectable levels of interest.

    CA Outcomes

    Just above – you will see the latest results of Foreclosure Activity within the Santa Clarita Valley.  This chart will update when the new information related to our SCV is published.  You can see the Foreclosure Cancellations – typically when someone achieves a successful loan modification or some type of principal adjustment by their bank.  The Sold back to Bank is the red field.  Most of the REO inventory gets sold back to the bank when the Auction round occurs.  However, it ultimately depends on the “interest” level at Auction whether or not these homes are “sold to 3rd parties” – the Yellow Field.

    If you are one of those that is turned on by the prospect of Zillow publicizing this data – remember, we have this in place – but it is protected by a client having to inquire.  Instead of us just firing blindly into the dark, we knew who we were sending the Distressed Individual home owner’s information to.  Zillow will publicize all of the personal information without verifying anything – Stay tuned for some ugly ripples…
