This week in Santa Clarita proper – we are seeing that the Median Listing Price is Flat at $549,500 and that we have an increasing asking price per square foot.
We also see that We have a Shorter timeframe to sell Santa Clarita homes and residences, the Days on Market Time has lowered to 84.
During the past several weeks – we see that listing prices to listing prices have been reduced for a lot of the SCV inventory with regard to the local housing market.
Reset the Days on Market:
Several other items hold true as well for the Santa Clarita real estate world. We see that we have had 9% of the homes and residences that were for sale, but cancelled, are being re-listed with a Days on Market time frame RESET.
This takes 60 days for a home to be off the market and not on the MLS before the “reset” occurs.
Some clients are interested in a “DOM reset” because of the length of time it takes to sell their homes.
I would suggest to speak with their agent and find out why their home is not selling in the current market.
Maybe it will only take a very small price adjustment. Maybe their agent is not utilizing the best in advertising and marketing of their Santa Clarita home.
Find out, ask the hard questions and see what your real estate agents says.
If a home is priced right and marketed well, it will sell. Let us know if we may be of service and thanks for taking the time to read our Santa Clarita housing market reports.
