    hi rise condos and homeowners associationsIf you work with an HOA in the Santa Clarita Valley cities or elsewhere in Southern California, you may be needing to find out what units, homes, condos or town-homes that have had their mortgages defaulted upon, are bank owned or are heading to the auction block.

    There are several different ways to accomplish this task, one of which is to use your local Real Estate agent.

    I don’t know many that will do this for nothing in return, and that is just plain sad.

    However, The Paris911 Team at REMAX of Valencia CA is glad to help for “nothing in return”.

    All we ask is you use the information for good.

    We have a system that will allow you access to the specific community you manage. You will be able to see the moment that there is a default on a specific residence with regard to any of the lien holders.

    It could be a 1st lien holder, a 2nd lien holder, or someone further down the line.

    You can use our interactive map and enter the zip code or city name you are interested in.  You will also be able to choose three different types of distressed real estate.

    You can choose from:

    • Pre Foreclosures – properties that have a Notice of Default filed on them
    • Bank Owned – aka Real estate owned, REO, inventory
    • Auctions – Properties that are scheduled for auction

    Understand that some of the home owners are in the process of fixing their delinquency.  There are many that we have encountered where their filing was due to a clerical error of some sort.

    Please, as we do when approaching the homeowners who have defaulted on their mortgage, please approach them with respect.

    I know that I should not have to tell you how to live and conduct business, but I have seen a lot of harm when people are treated with a lack of respect. Especially when they are under pressure.

      Great post. We are getting more and more of that here in the south. More and more concerns about property values.
