    The properties which compare with the subject property need to be apples to apples in comparison. If the same tract data can obtain three “same as subject” closings, that is best.

    However, if not, then the real estate buyer’s agent needs to use a radial search for similar and apples to apples properties. They should start with a 1/4 radius, then slowly expanding the radial search area until at least three closings within the past 180 days are accounted for.
