Finding the better real estate deals should be backed up with full comparables pulled by a seasoned real estate agent. These comparables will pull the real estate data for closings which happened during the past 180 days.

The properties which compare with the subject property need to be apples to apples in comparison. If the same tract data can obtain three “same as subject” closings, that is best.

However, if not, then the real estate buyer’s agent needs to use a radial search for similar and apples to apples properties. They should start with a 1/4 radius, then slowly expanding the radial search area until at least three closings within the past 180 days are accounted for.

The buyer’s agent is not, or should not be, all about showing real estate. It comes down to getting the best first time or seasoned real estate buyer advice from someone who has the knowledge and experience to carry you through the flames of real estate.
