    Santa Clarita agents attempting to steal others clients

    I say they are “attempting”.

    If you are a real estate agent, then you know that it’s important to have your real estate client understanding aspects of real estate, as some will ultimately affect them.

    This includes discussing the current market conditions. Talking about the Foreclosures and bank owned inventory and search systems related to distressed real estate and homes.

    Another good item to discuss would be about lenders and what they are looking for and how they operate.

    In our meetings, we even get into how to search for homes online and make sure that our clients are well protected.  You see, there are websites that are touting themselves as real estate search systems, who are in fact not connected to the Multiple Listing Service.

    Their “way” is to make up listings and to generate real estate leads for real estate agents willing to pay for them.

    What really grinds my Gears

    Something that really chaps my hide happens to be when a real estate agent attempts to take a real estate client from another Realtor.

    Not only is this bad business but this is not ethical. It’s one thing if the agent does not know you are working with another realtor. But to know it and still continue to pursue the other agent’s client, that’s unethical.

    That is a violation of real estate ethics and should never be tolerated.

    All Agents know this and if you are a victim to this so called “Predatory Conversion” practice – just say no!

    However, if you were not in the real estate business, maybe you would not see this as something that is a violation. You may think this is just good fun and someone “innocently” wanting to help you.

    Unfortunately, that is not the case. Real Estate agents work for commission. When you buy a home you don’t contribute to your real estate agent’s commission – Or you shouldn’t be.

    If you are selling your home – you are paying the commission but are not paying the lender’s fee, as the buyer is. (closing costs article – read now)

    Besides what can occur after your real estate agent has been working hard for you, when you happen to Take this “unethical real estate agent” up on their proposition, they have a real hard time making a living.

    While that may not be the “worse part”, it means you are starting your new relationship in motion founded on an ethics violation which your “new” real estate agent committed.

    You can work with who you want…

    Hey, if you hate your real estate agent, you should not have to continue working with them. I’m just saying don’t let another agent talk you into switching tracks on a series of lies.

    Here are some of the Lies

    • I have access to more listings

    • I can guarantee your offer will be accepted

    • I know the seller and they will take your offer and don’t care about competition

    • The seller will sell you their home for less than Fair market value

    • I’m your best best when it comes to Local Real Estate

    Just some – not all. You will see if you ever encounter a predatory agent of this type.  If you do, send me their names and offices information. I will ensure they are corrected 🙂
