Onto the show – We have a new listing that will be on the market for sale in the next few days.
It is a short sale – two banks, and with our Expert short sale team, we should have it done in the next 3 to 4 months.

This is one of those where we may have to get the human component of the short sale on the phone so we can have them “secretly” listen in while we are talking with the Short Sale department regarding their 1st loan.
We have run into issues with this bank before, not being as upfront as we’d like with their clients.
Tricks of the trade
In fact, we have had the Foreclosure Department of this very bank tell our clients, while in the midst of a short sale, they had no record of a short sale and they were foreclosing in a week.
Even though we prepped our Short Sale clients that this had occurred in the past, during our Short Sale Briefing and listing meeting, they did not remember.

In this case, we called the Short Sale Department at the bank. We got our contact on the phone and relayed the story our clients had told us.
We explained that someone at the very same bank had called our clients and told them they are going to be evicted in the next week because they were going to foreclose on their home.

They also told them that they did not have any information regarding any short sale and that their real estate agent is lying to them.
While our Short Sale clients were quiet on the phone, listening intently, our contact explained that the different branches of the bank don’t communicate as they should. She also apologized for the foreclosure agent that called our clients.
Our Clients Heard Everything!!!
She reassured me that the short sale was “in process” and that no Foreclosure is scheduled. In fact, she just received word that we had short sale approval, and we would have it in writing in the next 3 business days.
I thanked her and hung up. My clients called back immediately, completely dumfounded for which I hold no ill will. In fact, I tell our clients that this may be necessary during their short sale.
It’s important to stay in the loop when it comes to short selling. It is equally important to have your real estate agent keep you in the loop with regard to your short sale.
