    Here is the three (3) day recap for Santa Clarita residential real estate. When I complete a real estate update for my real estate clients, you can be sure that it’s equipped with the additional and total inventory. I also want to verify what type of real estate market we are currently within. Another important factor to mention is information via my clients or my own experiences within the real estate channels, pertaining to the local real estate and housing market.

    The breakdown by Santa Clarita Valley Cities are as follows for the past three days in the local residential real estate market. I’m Connor T.     Santa Clarita real estate news

    During the past three days we have seen 36 new residential real estate listings hit the local market for sale. These come in as “new” real estate listings, which means they have not been listed as being for sale during the past 90 days. If a Santa Clarita home seller wants to make their residential real estate listing fresh, after it was previously listed without selling, they are going to have to wait 90 days between MLS entries. MLS = Multiple Listing Service. When that time elapses, and the home is re-listed onto the local market, the home shows up as being “newly listed”.

    As far as those listings in the Santa Clarita Valley which have had their prices changed, we have had 30 of those occur in the past 3 days. There are several dynamics which exist in the Santa Clarita home market driving the price increases and reductions(we had both during these past three days). The two most important dynamics are going to be Seller Drive and Market Position. In the SCV cities, we are in a sellers real estate market, this is the market position. However, the “seller drive” is not doom and gloom. For the majority of sellers it’s a more relaxed position. They are not in a hurry to have their homes sell due to the year coming to a close and a lot of holidays entering the picture. If the sellers had a high drive, they’d have had their chosen realtor price the home to sell and not at an inflated price. When we speak with our real estate sellers, the explanation of all factors in the current Santa Clarita housing market are covered in exacting detail.

    13 homes fell out of escrow during the past three days. To explain. These homes were for sale, they had an accepted offer by the home seller(s). Money was taken by the home buyer and placed into escrow, as their deposit. Then something happened. The buyers changed their minds – The buyers found out something “bad” during their inspection period which they nor the seller could remedy – The buyers may have lost their ability to finance – The buyers may not have been qualified in the first place – The home seller may not have been “workable” when it came to the buyer requesting credit, repairs or other items during the escrow process. As you can see, most issues related to a home falling out of escrow are on the home buyers side. While the home seller can “refuse” any requests by the home buyer, they cannot cancel the escrow without agreement by all parties.     Currently – there are 647 active homes for sale in the Santa Clarita Valley cities – The cities I’m including in our Santa Clarita real estate news research are Acton – Agua Dulce – Saugus – Valencia – Stevenson Ranch – Newhall – Castaic – and Canyon Country.

    Currently – there are 278 residential real estate listings in “escrow” within the back up offer status. Meaning there is an executed contract, escrow is open, but where the home seller would like to entertain other offers – not to accept (they cannot at this point), but to hold in back up in case the home buyer cancels escrow.

    Currently – there are 366 real estate listings in pending offer status. Meaning, they have an executed contract. The home sellers do not want any additional viewings. The home sellers don’t want any additional offers. The home sellers are confident that the home buyer(s) are going to go the distance and the home is going to close escrow. The other term for these types of homes when you are searching within the online channels is “Under Contract“.
