If you love sports analogies – there is a certain yardage to goal. In football it is The distance it takes the offense to move the goal to score a touchdown.
We have a system in place, when we meet with our real estate sellers, that does the same exact thing.
I can tell you, during our listing presentation, what it’s going to take to get you to your monetary goal when it comes to listing and selling your home.
Let’s say you want to “net” 100k. Net refers to the amount of money you want to walk away with after paying your closing costs.
We then input the numbers while you watch!
We enter the “broker” fee that we have already negotiated during our visit to your home. The broker fee is known as the commission.
It could potentially be lower, as stated, this is an example 🙂
This is what we are “worth” and what the other agent, the one representing the buyer of your home, will be paid.
If there are any “known” repairs, we enter that number in the next field.
Any additional fees – may be ordering CC&R’s, a seller expense unless negotiated onto the buyers closing sheet. CC and R’s are those pesky HOA documents that come along with homes, condos and townhomes that have them.
LA county, or wherever we are listing your home, that field is entered here so Property Taxes will be tabulated.
You Loan Balance(s), we enter that in the next field.
We also have the system compute the figures at your current interest rate.
Prior to entering these selections, we also chose the type of loan you have. This example is for those of you that have a conventional loan in place. Other types are FHA and VA and a conventional loan with a second mortgage.

Here are the “stats”. Sales price of $457,000 for the real estate we are selling for you would get you to your goal of walking away with $100,000.
It maybe that your home is worth more on the current market in the city in which we are listing it.
Maybe it’s worth less 🙁
The next thing that my REMAX Listing team will show you is other options. Anything we can obtain for your real estate that is over the $457k amount is gravy.
We then show you the “other” scenarios”.
What if the market will only bear a $452,000 sales price? Then you’d walk away with $95,000 and so on.
