Q and A – I have a Friend who is a Realtor and I want to sell my home

Regarding home prices, Cindy asks the following question on our Santa Clarita real estate Q and A  forum.  “Connor, I want to sell my home in Saugus CA and I have a family friend that is a Realtor. However, my friend gave me the price that she thinks my home would sell for and I think it was too low.  I had another real estate agent  that gave me a price that was more in-line with what I think my home is worth.  Why the difference and who should I go with?”

    Why the discrepancy?

There could be several factors involved with the above scenario.  It could be that Cindy’s friend is attempting to leverage their friendship to get a fast sale thinking Cindy would not question her experience in real estate as it related to pricing homes.

It could also  be that Cindy’s expectations, as far as what her home is worth, are too high.

How do you get the “real” price?

There is only one way to determine who is correct and that is to get to someone that can give values with regard to Cindy’s Saugus CA home without playing her or themselves 🙂  I suggest that Cindy get on a website where she can look at the sold only homes in her neighborhood in Saugus CA.  She can gain access to such a map by heading over to Paris911 dot com and typing the word “sold”, without the quotes, into the MacBoX.  She can then zoom into her neighborhood and see what has sold most recently.  If that is not sufficient – she can contact an agent while remaining “unknown” giving them her address and asking them to send her an PDF report with what they think her home is worth.  This would be without an “in home” viewing and may be a bit inaccurate – but at least she will get the best idea within 25K or so.  (with regard to “unknown” the agent will have her address – just tell them you don’t wish to be contacted by them via mail or in person – until you let them know) If you want such a report of value on your home by PDF – click here.

    Paris and Connor MacIvor

Connor and Paris MacIvor are in the Top 1% of Realtors Nationwide, starting their real estate business in 1998 with RE/MAX Gateway - Santa Clarita Valley and Valencia CA. Their becoming licensed real estate consultants and representatives came from the horrible experience they had when they bought their first home. There were many things that the agent they had hired did not explain and disclose, which per law he should have. Getting that agent on the phone after they closed escrow and after he had gotten paid was impossible. Paris and Connor called the broker, the board of realtors, the office manager and all they received was the promise of a phone call back. The remedy did come, but not as fast and in the way they wanted. That act - that bad agent was the reason why Paris and Connor became Realtors. That was all they needed to vow to never let the same fate befall anyone else, that befell them. Today Connor and Paris are focused on client service. Protection and top-shelf service with regard to their real estate clientele. They primarily work within the Santa Clarita Valley and Valencia CA. However, for a referral, where 80+ of their business is referrals they have License and Will Travel to other parts of Ventura County, Los Angeles County, and Orange County to handle real estate transactions for those who trust their real estate operation.
