Paris and Conner go up and above the call of duty

    Super happy to have done business with Paris911Steve and Carrie, I remember them well. We were in the process of helping them short sale their home(stated with permission).

    It was a difficult time because they had attempted to do three separate loan modifications with their 1st lien holder, but never were able to get it done.

    They even hired an unscrupulous local real estate agent, who was working with an attorney doing loan modifications.  After $3,000.00 – they were no better off than when they first started trying to get a loan modification directly with their bank.

    One of the things we told them is sometimes the banks don’t care enough about the “one” client, and they need to remember they had each other.  Looking back, I remember how “tight” this family was as a unit.

    Today, Steve and Carrie have a wonderful home – they bought again last year. Their short sale was in the middle of this current short sale market.

    It was interesting that at the time Paris and I were concluding their short sale, we called Steve often, even if we did not have any information to report.  In some cases with short sales, the bank does not do a great job as “communicating” with those of us that negotiate short sales as part of our real estate business.

    There had been many times when Paris would call the assigned Short Sale representative from the bank, having our clients silent on the other line listening in.  That is because in some cases the bank was saying “crazy things” to the client, attempting to cut their agent out of the loop.

    Example, “Mr. Smith, with is Ben with the Foreclosure Department at your bank, we are foreclosing on your home and you need to get out or pay us the balance owed.”

    Mr. Smith, “OMG – Ben, we are in the middle of a short sale on our home, we even signed paperwork.”

    Ben with the bank, “Mr. Smith, we don’t have any information on that, but you guys need to pay us or you are going to be removed from the home by the local authorities…”

    Then we call with our client and his beloved on the phone, keeping quiet of course 🙂

     Paris, “Hey Frank, It’s Paris, I’m calling to see when you are going to have the “written” approval letter you said we’d have last week on the Smith’s short sale – File number 13342-BAC118?”

    Frank with the bank, “Paris, we should have it in the next couple of days.”

     Paris, “By the way, my clients received a phone call from someone at your bank that told them they are going to be foreclosed on and that there was no record of them wanting or attempting to short sale their home. They were also told that you guys had never heard from a real estate agent, or me as their real estate agent, what was that about?”

    Frank, “No Paris, that cannot be true, we have everything, their residence and the foreclosure has been placed on hold, and you have all of the email correspondence from me stating so, It’s probably just a mistake Paris.”

    It happens – it happens more often than it should.  However, the Foreclosure department and the collection department at the bank has a job to do. Many times they were not in communication with the Short Sale Department.

    Just make sure you are working with those that can keep up with the drama and let us know if we can help you.
