    Over 2 Million pending Foreclosures waiting in the wings…

    With all of the hubub about Foreclosures and their imminent release in Santa Clarita Valley, nothing has hit as of yet.  There is rumored to be over 2 million foreclosures that are being “held back” by the banks in order not to harm the current real estate market.

    The Foreclosure Real Estate marketMakes sense for most, but some buyers and sellers say, “lets finish it…” “Release everything, because that will be the fastest way to recovery…”  I am not sure I am in agreement. Think of it this way.  With the current rate of foreclosures, short sales, short pays and the notice of default filings – Real Estate is still going to continue to be in bad shape.  But maybe not as “bad” as it could potentially be.

    If all of the current “held” foreclosures were to be released, the market would stretch and groan – The Equity sellers might not be left with any choice but to either short sale their homes or let them go to foreclosure.  This, of course, would depend on why they are selling now and if they are doing so because they see the smoke on the horizon.

    I am not a very trusting soul.  I don’t know if 2 million in “pending inventory” can be stretched out so far that the market only maintains minimal declines.  I do know that more inventory would be a breath of fresh air for the buyers of the world.

    However, the market declining more abruptly, than it already is, would cause more of a economic upheaval.
