This is your Sunday real estate recap for the preceding week in the Santa Clarita real estate world – Let's start off with the new listings that came onto the marked during the past 7 days.
The Santa Clarita Valley experienced 86 brand new listings for sale. We also had 35 homes, condo's and town-homes that were for sale get their prices adjusted.
Some went up and some went down – the reason for the escalation of prices had to do with the Short Sale Banks not allowing the homes to be sold short at the value the Short Sale listing agent determined.
This happens more often than you may realize and it's has nothing to do with us living in the Santa Clarita Valley. The Paris911 Team at REMAX speaks with agents from all over the United States and we find that there are similar issues everywhere.
Moving onto the Back on Market listings – these are homes, condo's or town-homes that were for sale, entered escrow and something happened, placing these residences back on the market – BOM.
The culprit could be the fact that the bank rejected the offer. It could be that the bank rejected the short sale. Maybe the seller on a “standard sale”, did not want to fix any of the items the buyer was requesting.
There could have been a discovery, such as toxic mold that pressed the buyer to cancel the deal as well.
52 properties entered escrow in “back up offer” status. 75 properties entered escrow in the pending status. 8 listings expired and 68 sold – leaving us in the Red within the Santa Clarita Valley, as far as real estate is concerned.

Most of the agents don't update the MLS with their open house until the day before or the morning of.
