While viewing properties, my real estate clients, from time to time, comment on how “different” the home appeared online. Even within the virtual tours than seeing the “real thing” in person.
Photos don’t always look the same when viewing them on a 2 dimensional surface versus doing it live.
However, some real estate photos are “doctored” in order to mislead you.
Some look as if the agent did not slow down to less than 35 miles per hour when taking the photo in true “Los Angeles Drive By Fashion…”
Some seem to be warped, the rooms appearing distorted.
The angles of some photos seem to lead one to believe the home appears more “dramatically inclined” than it truly is.
Photoshopped photos – You have probably seen these too. Larger than “real” rooms – extra space created at the “photoshopper’s” whim. Totally distorting realty 🙂 – not “reality” – intended inference.
Those are the times when the agent’s take the photos.
How about “professional” photographers?
They can really create, morph and modify, above and beyond the “ametur photo level real estate agent”.
Then there are the bad photos.
What about the photos of full closets or taken in poorly lit rooms?
Dirty camera lenses can make “ghost type” aberrations appear on the photos – Casper anyone?
Mirror flash shots from 15 feet away – or those “ghost photographers” appearing in the scene within a mirror.
Here is the deal, the reason why real estate is going to always need someone to show the homes, is because of all of the “non visual” clues people experience when viewing homes.
Visual home appearances, that fail in most photographs, require in person viewing.
Homes have other items of offering as well which necessitate an in person viewing.
How about the locations in the home that did not have photos taken and or published online?
What about the smells contained in the home?
Urine and various pet odors can be a “no deal” for some real estate buyers. Those are not present in the photos.
Maybe it’s a home where your sense of taste is activated. The owners cook a particular dish every night, they don’t smell nor taste it in the air any more, but it’s something you HATE…
Mold has a certain smell – that could lead you to saving yourself from some horrific issues if you were to buy the home.
With regard to online real estate photos – the more the merrier. Even if those photos show something that maybe a turn off to a real estate buyer, within reason. This way the sellers time is not wasted and the buyers don’t feel as if they had been tricked.
