There are times that you will be able to see homes that are indicated as available with a + symbol within the small map marker. This is the case of a new home falling out of escrow and re-entering the for sale market.
New homes of this nature may be available at a discount from their original selling price. This is because the new home builders are mainly corporate entities and they have strict schedules, and they have to be adhered to in order to keep the stockholders happy. A discount on a home that may be holding back the next phase release which can cause issues with the all-important schedule.
New Home Buyer Discounts
I have an example of a couple that came to me to buy a new Santa Clarita home back in 2017. There was a lot of local new home building, at that time like today, and they started with a new home tour.
After our tour was over, they went to lunch, and I was able to catch up on some work at my office. They said they wanted to go out and think about it. I received a call about two hours later from Stacie, she was Silvia’s partner, she wanted to have me meet them at the second new home center, which was KB homes and it was the Canyon Heights development.
I had a feeling that they liked the layout and floorplans of these. You get those indications the longer you have been in the real estate business working with new home buyers.
When we went back, I was able to get intel from the new home builder’s representative that there was a home which is in escrow. The home buyer has gone dark, and they are not communicating with the escrow company, their lender nor their agent. This is a bit unusual when someone is in the process of buying a new Santa Clarita Home.
The new home representative told me this in front of my clients. This type of insider information is very typical, but only with agents who have a good relationship with the new home builder agents. I sell a lot of new homes in the Santa Clarita Valley, so hence me being on the inside track.
I asked what the chances are the home buyers are going not to perform? I said to the new home agent, I understand that she is not a fortune teller, but how has the home buyer been up until the non-communication started? She explained they had been great. They had returned documentation on time, they had been on top of the lending process and responding to them, and they had also been in contact with their agent with questions about the new home and time frames.
I was able to get us to be able to view this particular new home. I had already registered my new home buyers with this community earlier in the day. My clients loved it and it was going to be a done deal if the transaction did not continue due to buyer non-performance.
The timeline was about an additional week of waiting before the new home builder was going to kick the present home buyer out of escrow. They had to ensure that all of the I’s were dotted and T’s crossed before moving onto another home buyer.
My clients asked me what I thought would be a good offering price for the home that is about to fall out of escrow. I explained that is going to depend on a number of factors, which I’m intent on asking the new home agent, but I was going to refrain until we got the news. I don’t want to show them our intention just yet.
My buyers smiled and we waiting. I received a call three days later from the new home representative. She told me that she had good news and the buyer had written a formal cancellation of escrow due to a family issue. I called Sylvia and Stacie and we scheduled a time to meet at the new home builder community with the new home builder’s agent.
Before we went inside, I said I’m going to be playing hardball, don’t be surprised at the questions I’m going to be asking and worried about the way I’m asking them. They understood.
Inside I was able to push and prod the new home agent and obtain a $15,000 discount from the listing price, I was also able to keep my clients with their own lender and obtain the closing costs credit usually reserved for those who choose to use the builder’s lender.
I was also able to get my clients their lot premium for 1/2 of what the original buyer had paid. These additional discounts and incentives were only offered because I was there and I know the timeline that the builders must adhere to. I also knew that the newer phases had not been selling as the builder had originally thought. This asset from phase three. The new home builder was on phase six. That does not look good with standing inventory to the shareholders and the savvy home buyers armed with a new home agent such as me.
This is merely one example of some of the things that I want to know from the new home builder and how I negotiate for my new home clients.
More new homes being built in Santa Clarita West Creek
Lennar Homes are building Avanti in Valencia. These are three to four bedroom homes, with two to three bathrooms. They are priced between $591,900 and $653,900.

Canyon Crest and Canyon Heights are the two premier KB communities without Mello Roos. Both are close to being finished and built out at this time in Mid October 2018.
