New home builders can teach a lot about current market health

    Good day everyone, Connor T. MacIvor here with REMAX Gateway/Santa Clarita and Valencia. We have been busy working with our home sellers and with buyers who have been waiting for the current market to loosen up.

    It has been constrictive due to the lacking real estate inventory. In fact, the new home builders are making bank, at least as long as they are offering new construction homes without Mello Roos and special assessments. All new builders can do this, but it costs them “up front” money. They’d rather have the home buyer’s pay the Mello Roos fee’s over time so they aren’t responsible for those costs.

    One gage used to see how the local real estate markets are doing would be to look to the new home builders. They never lose and some would say they have a constant stream of “insider” information┬ácoming at them. Trust me when I say they are paying attention to more channels than most stock brokers.

    New Home Scenario 1

    If the new home builders are building homes without home buyers in the present tense waiting to take occupancy. The market is solid and it’s time for your entrance into it. Whether to move up, lateral or downsize, Consider liquidation of what you own, if that was the plan. Buy, if that was the plan, because of the robust market.

    New Home Scenario 2

    If the new home builders aren’t building “standing inventory”, then they are probably conducting a “build to own” scenario. This should not be compared with a new home center/builder community that has an excess of home buyers, not allowing them to build up any standing inventory. I will explain what the intention of the new home builder is – as I do with all of my New Home Clients.

    Finally – If the new home builder has standing inventory, who has no “future phase” releases, with available land, that is a market that is about to have a reversal. Key is “usable land” to build, owned by that specific builder.

    Of course, there are boutique builders as there are boutique real estate brokerages. While some credit should be given to their decision-making processes, they are nowhere as complete or informed as a mega-builder would be.

We must be with you the very first time you choose to visit any new home center or builder community. We have to get signed on as your real estate representative so you aren’t tied to the one the builder hired to sell their new homes.

    If you forget or don’t take us with you the first time visiting the new home builder sites to view the model homes, do not register or sign anything. Be the mole – the secret shopper with alternate identities ­čÖé It’ll be fun to do a little role play!

    That way you get us on your side, and the builder has their agent on their side. It makes for a better relationship within the real estate transaction. I have seen it work and it works much cleaner than having the same attorney representing both sides of a lawsuit, as you can imagine. The Dr. Jeckyl and Dr. Hyde thing does not work out that well.
