    New Foreclosure listings in Santa Clarita Cities – Updated June 1, 2012

    When hunting Foreclosures – make sure your real estate agent is a Foreclosure Expert.  I am not sure what a “foreclosure expert” is, but I bet they are good.  Better than that, just make sure they understand the inner workings of the foreclosure stream.  Search the entire MLS

    You will know it when you meet with them at their office and visit them during their Buyer Orientation meeting.  Because the Foreclosures and Bank owned make up some of the very “best deals” in the real estate re-sale market, this should make up over 25% of the conversation.

    Ask a lot of questions – such as these to size up the agent you are interviewing to potentially represent you:

    • Do you work directly with anyone of the banks in the handling of their foreclosure assets? – Which one(s)?
    • Are you familiar with the BPO process (broker price opinion)?  Have you ever done one and for whom?
    • How many foreclosures have you sold as a buyers representative in the past 6 months?
    • Do you have access to the “pre-foreclosure” inventory that is not currently on the re-sale market?
