Looking to the Altos Research reports that Paris, myself, our team and our clients utilize to keep tabs on the current real estate markets in the Santa Clarita Valley we see two trends emerging. Paris911.com/Reports
We see the first as it relates to sales prices versus listing prices. This trend started to develop early February 2014. The listing prices are, in a majority of the real estate being sold in the Santa Clarita Valley cities, higher than the prices the homes, condos and town-homes sold for. Paris911.com/sold
The other prevalent trend that we see is an increase in Days on Market. It's hard to find whom to point this emerging trend towards. It could buyer reluctance to buy when prices have increased dramatically over the past 24 months, considering a downturn in real estate prices having to become fact. Paris911.com/DOM
It would also have to do with the “bigger” ecomony and the cost of having “not so free” healthcare presented in these United States. I don't know about yours, but our health insurance went up $500.00 a month, enough to choke a medium sized cow for sure.
When you look at the local inventory, buyer desire and the ways in which real estate listings are still being viewed at a rapid rate in the SCV, you have the makings of “fence sitter buyers”. They are waiting, for what we are not sure, but the Days on Market timeframes increasing is a good indicator of buyers waitinig for the “right moment” before pressing the trigger on a home purchase.
We will see the ending of spring with a kick off of new -resale- inventory in the Santa Clarita Valley Cities. It could be that is the time that the real estate buyers are waiting for. It could also be we are in transition from a Sellers to a Buyers real estate market. However, in order for that to come to fruition, fully, we are going to need twice as much real estate inventory than we have today. 109 active real estate listings, single family houses, on the market on the date I am writing this, in Valencia CA.
