    top Santa Clarita listing agents talkHowever, if we were not real estate agents, knowing what we know now, how would we approach the real estate agent hiring process?

    I constantly think and re-think this question. The best thing I can do is show you my thought process from the vantage point of being a top producing real estate agent team leader – operating one of the Top Teams at RE/MAX of Valencia CA.

    When we started building this slideshare presentation this AM on haiku deck, I was considering the sales process.

    There are real estate agents that Guarantee to Sell your home or they will buy it.  I wonder how many homes they have bought?  I also wonder about the “small print” that is within the contracts?  I know for a fact there is a lot of small print associated with this type of selling process.

    Mandated price reductions that are built into contract. Buyers sworn to secrecy about the “Guaranteed home selling” process. The words “scam – snake oil – danger” came to mind when I had a glimpse of one of the “additional contracts” that one of our sellers was required to sign when hiring the real estate agent, they ended up firing, that had a “Sell your Home Guaranteed” sales system.

    Heck, I would love for the real estate agent I hired to buy my home at the price I wanted, guaranteed.  However, that is one of those “pie in the sky” fantasies that only seem to take advantage of people, sad to say.

    Hiring local real estate agents – We function within the Greater Los Angeles Areas, However we are headquartered in the Santa Clarita Valley Cities. We do over 90% of our real estate listing business in the SCV cities. We do venture outside, but only after we explain that a potential client may be better served by a more “local” realtor. If they still insist, we will list their home and get it sold.

    Communication with your agent – It’s interesting that the biggest complaint about those that have hired real estate agents is their apparent lack of the skill related to communication. They go “dark” and don’t call, touch bases, return emails, or reply to text messages.  That is a scary thing when you are selling something worth hundreds of thousands of dollars.

    Networking with agents and non agents Meeting weekly with other top real estate agents that are believers in the pre marketing and exposure of their sellers listings and discussing their buyers needs is critical to the success of a Local Realtor. It is often that, when we pitch one of our sellers real estate listings in one of our networking groups, positive connections between sellers and buyers are made.

    Online review sites – With the local real estate agents, there are online real estate reviews. Only trust in the “major players” in the real estate agent review game. If you are looking for a  4+ star real estate agent on yelp, that’s great. Some agents also have a committed client review website, google to see if the agent you are hiring has one of those.
