Looking at homes before your home sells

    When my team and I take a listing in the Santa Clarita Valley or within our real estate comfort zone – this question always comes up by our “moving up or downsizing” buyers.  “Can we look at homes before we have a buyer for ours?”

    Absolutely – but only if you are ready to create some self-induced pressure.  That is always my response.  When you start looking at homes, you start hanging mental curtains, and if you are contingent – meaning you need to sell your home in order to buy another one, you are setting yourself up for heartbreak.

    I know what you are thinking, “I can separate myself emotionally from anything that I see – I just want to browse..”  You may be able to do that, but can everyone that you are with do that?  Another factor that some don’t consider is the “spouse” factor.  No matter how much each of the spouses are on the same page together – there are different “trigger” points with every couple.

    Even if you don’t have a spouse – you have others in your “circle of trust” you are going to bring with you to view real estate.  And even, if you don’t have anyone to bring with you, looking at residential real estate is a bad idea before your home has a solid offer on it.

    With so many factors from the current market, declination rates, interest rates and real estate availability, there is no guarantee that your home is going to sell.  It takes the right buyer.  It takes someone that wants to buy it.

    While every single home sells(if a seller is willing to accept the terms), they only do so at the price the buyer is willing to pay.  It may be that you need more $$$ from the sale of your current home in order to make your “move” possible.

    Another scenario is you could have the buyer want to buy your home, but they need to sell something on their end too – making this a double contingency deal.  Then their buyer could need to sell something too – making this a Triple Contingency deal.  Trying to get everything to close at the same time, that is a feat for sure.  

    The most contingencies in place we have had was a five (5) tiered deal where it was like a deck of cards.  Do yourselves a favor.  Trust your real estate professional after you interview many.  Get the best in advice and let us know when you are ready to interview my team and I.  We are known as REMAX’s Paris911 Team.  Be safe…
