The Local Santa Clarita real estate market is flattening out

    we make our sellers homes stand out from the crowdWhew – for a while, when I was watching the local Santa Clarita real estate market data, and I was wondering if we were on our way to another bubble as we experienced back in 2006 and 2007.

    While there were many factors responsible for the previous bubble bursting, some having to do with financing 100% and leaving no skin in the game, the thought did cross my mind.

    Looking at the market data we can see that we do have a minor change from the week before last to last week.

    Stevenson Ranch condos have reduced in price, and the Stevenson Ranch single family homes have increased their prices.

    If we look at the data from the beginning of October 2013 to present, October 29 2013, there have been 276 properties that have successfully closed escrow. 

    That number includes condos, townhomes and single family residences in the cities of Acton, Agua Dulce, Castaic, Canyon Country, Newhall, Saugus, Stevenson Ranch and Valencia CA.

    Breaking down that weekly average gives us 69 listings that sell per week in the SCV cities – at least up to this point in the month of October.
