We took a listing Mid September 2012. The listing was in Castiac CA. With all of the market variables I had been watching, a sales price was set. Both myself and the homeowners sat down and discussed a game plan. It was my contention that a “in house” and “extra house” marketing blitz campaign was going to be the most appropriate, according to the market data I had been studying reference to the Castaic real estate market.
In order to make this happen – we had to delay the listing from entering the market via the Multiple Listing Service for 7 days. This was intended to create a “drive” for all of the top Buyers Agents to circle their wagons and to get their clients prepared to view this home.
In addition to this, we know by experience, that real estate does not sell itself in any market(especially when attempting to get a price higher than fair market value). Even one that was completely void of “regularly listed” new inventory in Castaic CA. We sent the listing – Bunches of Photos(optimized to the hilt) – to the BEST real estate agents in the Santa Clarita Valley. Some who were voted number 1 and not 🙂
We also talked about this home amongst our Networking Groups consisting of the Top Real Estate agents and teams in the Santa Clarita Valley. After the internet portal had been built, after the YouTube Video’s were produced and distributed, after we had disseminated the links to our Social Media outlets, the listing was added to the actual Multiple Listing Service for every single agent to see.
Here is what happened. Less than 24 hours later – we received a full priced offer – the Buyer had their agent waive their apprasial – the offer was all cash – the buyer wanted a 14 day close and to have the seller to throw in the safe as being part of the deal.
True to form – we closed 14 days later and my sellers/friends are going to be able to enjoy their lives in Idaho, as soon as Mr. Sellers retirement is final.
That is how real estate is done 🙂
