Being in the real estate business since 1998, I have learned a few things. One of the most important lessons that I have been able to digest from direct application has to do with a Real Estate Sellers best advantage.
Working with a Real Estate agent that is also a Top Producing Buyers Agent. Selling homes and being primarily a listing agent should not be shunned. However, when approaching a difficult real estate market, it will pay better if the Seller hires an agent that actively represents buyers as well.
Being an active Buyers Agent gives the Real Estate sellers a few benefits over and above a “listing only agent”.
– Representing Buyers keeps the Agent on the Fore-Front of Buyers Wants and Desires
– Working with Buyers allows the Buyers Agent to develop an entire list of “Common Questions” buyers are asking in today’s market
– If an agent has a large supply of buyers, that means that their seller may be one step closer to finding someone that wants their home
– With regarding to having buyers – those buyers are finding the sellers listing agent somewhere, probably the same place they are advertising their sellers listings (which equates to higher sales prices for sellers when their homes are found more frequently and in more places because of hiring a Savvy Real Estate agent)
While showing real estate on an almost daily basis, sometimes several times a day to different clients, I learn a lot. Every time is something new. Carry that experience over 14 years with thousands of Buyers – who do you think is going to know what Buyers Want better?
