It is the first day of November and we have a few Foreclosures to discuss

    As with every Foreclosure update we produce, you can see Bank Owned real estate, pre foreclosures, auctions and sold to third properties that are on the Radar but mostly not on the market.

    These are the Santa Clarita foreclosure systems that allow for us to give our clients the “one party showing” capability.  We are able to reach out to the distressed homeowner with a single showing, single offer, single contract – etc.  It is much less intrusive from the “typical sales route”.  It works and we offer this to our Real estate clientele.

    FHA has relaxed it’s guidelines – Thank FHA 🙂 .  You may remember last year when we had over 24 complexes that were of the condo and town-home configurations fall from FHA’s graces because they expired.  There was not much chance of them being renewed because they no longer fit within the FHA guidelines regarding default rate and owner occupancy. However, due to FHA relaxing a bit on their requirements to ensure some of the local Santa Clarita condo and town-home complexes – some are going to be renewed.  If you were a buyer using a FHA loan on a Condo or town-home – you may want to contact your lender/realtor once again to see if they are allowing for financing on those places that you liked.

    If you are interested in searching for the FHA complexes that are currently approved – you will have to contact us.  We have those organized by Tract Code and need to send you a special “private” link to the data.  It would be a violation of the Multiple Listing Rules for us to publish the link on-line.  I know, I have tested the system in the past and was…..  advised    🙂
