    Interrogating real estate sellers and their agents

    Santa Clarita Friday Finale Broadcast 09262014Watching the Santa Clarita real estate market data makes me happy.

    We have seen some clients that are starting to see that sellers are not too willing to budge when it comes to the listing price.

    They were either oversold by their agent or they themselves want more for their homes than buyers are willing to pay.

    What we do is make sure that our clients know the values and prices in the specific area and within the neighborhood they are interested in.

    We do some heavy intel gathering relying on the Multiple Listing Service, The Local Board of Realtors Data, Our Market Research reports and interrogating interviewing the listing agent 🙂

    Some agents are better than others when it comes to giving us the intel we need that our buyers want.

    Is there any seller urgency? Are the sellers wanting to buy a home, but need their in escrow before they can do so? Are the sellers relocating out of state for employment?  Are the sellers moving due to child issues?

    Answers to those questions can indicate the “motivation” regarding a sellers wanting to sell.

    However, if you ask us these questions reference to these questions or anything that is personal in nature, I will refrain from comment to protect my sellers private information.

    Questions like these are discussed with our sellers and we develop game plans with the relaying of information to other agents who are representing buyers with regard to wanting to inquire about our “seller motivation”.

However, for a referral, where 80+ of their business is referrals they have License and Will Travel to other parts of Ventura County, Los Angeles County, and Orange County to handle real estate transactions for those who trust their real estate operation.
