Have you seen this lately? I have been traveling and while back in the mid west, I noticed some advertising stating this, “If I cannot sell your home I’ll Buy it, Guaranteed..” Amongst other variations.
Some of the Sell my Home Guarantee come with specific time frames. For example, “If I cannot sell your home in 39 days I’ll buy it”.
Some agents break this down even further, apparently them buying the home is a bit ridiculous, so they say they will give money to the seller if they cannot sell their home in a specific amount of time.
What do all these marketing schemes have in common? Small Print.
Lots of small print and extra, “Sign on the dotted line.”
Oh, there are ************ within the advertising stating that “Conditions Apply”.
Why would real estate agents, in today’s day and time, when you can surf the web for articles such as this, use these tactics for attempting to wrangle potential real estate sellers?
First, Listing Real Estate is a Majority in a real estate agents life.
If they can control the real estate listing, they can potentially control both ends of the transaction.
This is a bigger power position for the Agent with the Listing. Even if the seller does not want their agent also representing the buyer, they could do so if it was agreed upon.
Knowing this, all any real estate agent wants is the chance to get their foot in the door. To sit down with you and let you know how great they are at the job that they do.
Top producers this, and number one agent that, BEST Team, Voted number one real estate agent, and how their company sells more real estate than… You get the picture.
Imagine if a real estate agent could get noticed by advertising that they will sell your home guaranteed or they will buy it. You seeing this, picked up the phone or filled out some online form, and hired them because of it? It happens every single day somewhere in world.
However, the danger comes in when people, who are not as ignorant as some would think, figure out that this is smoke and mirror laden snake oil.
It was a hook with bait on it and it was grabbed, hook, line and sinker. There have been many occurrences when we have clients in our offices speaking about their experiences with their past agents.
It’s like talking about past girlfriends/boyfriends in some cases. However, The question always came up from the seller to the Sell your Home Guaranteed or I’ll buy it Realtor, “What if I want to sell my home for $500,000, you list it and if it does not sell, you’ll buy it?”
That is not how it works. There are built in “mandatory” price reductions. There is a lot of small print swearing the client to secrecy about the contracts and addenda that go along with this marketing gimmick.
If you end up interviewing one of these agents, ask them how many homes they have bought because they could not sell them. I bet you dollars to donuts they will say, “Of course none. We have always sold our sellers listings because we are just that good…”
