If you want to buy a home – don’t miss this critical first step

Real Estate buyers, you may want to listen up. Today we did one of our Santa Clarita real estate daily shows that gave intel about the current state of the markets in the Greater Los Angeles and Santa Clarita Valley cities. Paris911.com/Reports

We also covered the number one mistake made by real estate buyers.

Not Door knocking your “potential” neighbors doors before you get too far into escrow.

After you get your offer accepted, it's time to put on your comfortable shoes, gather everyone that is going to be living with you in the home you are buying, and start pounding the pavement.

    Protecting our real estate clients

Think of yourself as an detective. You want to take your entire clan and start visiting the neighbors. If you are buying a single family home, at the very least you will want to knock on the homes on either side. You will want to visit the home to your homes rear. The three homes in front, across the street would also be a good idea.

You are looking for something or someone you cannot live around. Someone that answers the door wearing a hood that was prominately wore in the south and loves to burn crosses maybe something you won't want to deal with.

Living next to your X wife/husband/partner/girlfriend/boyfriend, etc. Living in close proximity to someone that you had a restraining order against back in the day, where the wound has not healed.

You never know who you are going to find in the neighborhood you are moving within. Just make sure you, as a real estate buyer, complete this critical step when it comes to buying a home.

This does not remove the necissity of you contacting the local law enforcement agency to see what they think about the neighborhood. They will be totally honest with you when you ask them question and give them the property address.

Megans Law – checking for sexual predators, a must and most states have this as an online resource.

If you are buying a condo or a townhome – the same rules apply and are even more critical. You could be sharing walls, ceilings and floors with others. You want to make sure you get a “feeling” for who you are living around, sharing common paths with, and parking spaces.

BTW, if you are renting, this is also a great thing you can to to make sure you next 1 or 2 are going to be as comfortable, at least at the start, as possible.

    Paris and Connor MacIvor

Connor and Paris MacIvor are in the Top 1% of Realtors Nationwide, starting their real estate business in 1998 with RE/MAX Gateway - Santa Clarita Valley and Valencia CA. Their becoming licensed real estate consultants and representatives came from the horrible experience they had when they bought their first home. There were many things that the agent they had hired did not explain and disclose, which per law he should have. Getting that agent on the phone after they closed escrow and after he had gotten paid was impossible. Paris and Connor called the broker, the board of realtors, the office manager and all they received was the promise of a phone call back. The remedy did come, but not as fast and in the way they wanted. That act - that bad agent was the reason why Paris and Connor became Realtors. That was all they needed to vow to never let the same fate befall anyone else, that befell them. Today Connor and Paris are focused on client service. Protection and top-shelf service with regard to their real estate clientele. They primarily work within the Santa Clarita Valley and Valencia CA. However, for a referral, where 80+ of their business is referrals they have License and Will Travel to other parts of Ventura County, Los Angeles County, and Orange County to handle real estate transactions for those who trust their real estate operation.
