Commission, when you are selling a home, is always negotiable.
When you are looking for a free deal, that is something that is not available, and if it is – get it in writing!
The thing you are going to want to do if you are hiring a discount real estate agent or firm, is know your place.
You cannot call the “other agent” ex parte. This type of communication is not allowed when a realtor is representing you as a seller.
It is against the law. There are also other issues that can arise with these types of phone calls.
A Savvy Realtor will tell the caller they cannot speak with them, immediately.
Such a call came into our Paris911 at REMAX offices. The caller wanted to know why we did not respond to his counter.
I explained that should have been explained by their agent. He said it was, and he just wanted to verify what they told him for accuracy.
If you doubt the agent you hired to sell your home, that should be the first indicator of a problem.
I told him at this point that we cannot discuss terms, and he is within contract with another local realtor, he should be calling them.
In fact, I explained, this type of conversation is not allowed. I also explained I was an LAPD cop way too long to allow this kind of nonsense.
I think he understood, but it would appear he was a bit offended.
I’m sure he thought, “Why can’t the other agent speak with me, we are just talking…”
Sometimes, hiring a discount broker does the seller no good. This is not the first time we have seen this.
