I see a real estate sign in the yard but…

    real estate marketingAh, sales, marketing and advertising. Sometimes those who are seemingly at the controls are not doing it correctly. Or I should say they are not conveying the right words to the consumers. They are being, at best, misleading.

    Signs and Flyer Boxes

    One may be present without the other. Flyer boxes are sometimes used as a “feeling mechanism” and “advertising method” for the agent at a friend’s home or a home which they may be wanting to obtain the listing – either way – stick with your Realtor and have them run interference for you.

    I, by my ritual of daily blogging about the real estate world, show how all sales people are not created equal and how some are really in it for the consumer(aka their clients).

    Those who they work with are Blessed due to the high level of honor they extend and the superior amount of protection which is given on each real estate representation event. In fact, the best take after a business model I’m very proud of speaking about. Which is to protect and serve the client as a good police officer would protect and serve the public. It makes sense because that is what I did for many years with the LAPD – I protected and served.

    If you just bought a car, you start seeing the exact same car everywhere. Before you bought you did not “notice” it as often.

    When you are in the market for buying a home or real estate, you start “seeing” information related to that process everywhere. You notice more about the real estate syndication website advertising on the major networks. You possibly have asked a question on facebook or google, then all of a sudden you are being “followed by” clever real estate ads. (see “remarketing ads”).

    If the real estate sign has a real broker’s brand or real estate company on it with an agent’s name and real “local” phone number, it’s probably legit or will be at some point in the future.

    If the sign is “blank” for brokerage or agent name, you may be dealing with a company with many faces or a boutique brokerage. If the sign has a toll free number with extension hanging from it – beware. This is a number trap and you may be spammed 1/2 to death…

    My Toll Free number does not have an extension and rings directly into my cellular phone no matter where I am in the world. 888-SCVnest – FYI 🙂

    The same happens when you are driving around. We always educate our real estate clients to never sign anything or give up who they are when browsing real estate in our absence.

    This action of “registering”, “signing up for a interest list”, “being emailed the listings which are free”, “leaving your name on a cocktail napkin” – (you see where this is going), will create more issues than it helps. For instance, you could be cut out of the ability to have your own realtor representing you. The Realtor you trust, the one whom you have confided in. The real estate agent which will be on your side 100% with no ties to the home seller.

    Driving around you are going to see “buy new home” signs. “New Valencia Homes this way” —->  and more. You will also see open house signs posted all over the street corners in both a sellers and a real estate buyers market.  Sometimes Open Houses are not for Sale

    The way we “do it” is we get the intel from our clients. A picture of the real estate sign or the phone number of the agent or the company. I then start making my calls to see what is happening with that property. I’d say about 50% of the time the home is not on the market yet for sale. The agent representing the seller is building interest. Don’t Fret – you won’t miss it. There is no seller in this world who will trust their real estate agent to have the best offer from the best client until the home has been marketed and advertised to the masses. Therefore, you are not going to miss it.

    The other 50% consists of those homes which are already in escrow, under contract. Also homes which are games, those which are being held as a “courtesy listing” by the seller’s friendly neighborhood realtor. These are for sale but maybe excluded from the Multiple Listing Service. I have access, I just need the information on the sign so I can vette them property.

    There are “other types” which are really gaming the public. I don’t play those games, but I still need to know for the benefit of my clients what is going on, so I call and get the intel as soon as I get the contact information.

    I hope this sheds some light on the process of real estate, at least the bad side, and know that most real estate agents are on their clients side 100%. Like in all representation professions, you will run into some “junk representatives”, who will mislead you to earn a paycheck. When you experience this, you will know it and I’d say to Fire Your Agent when that happens!!!
