The Local Realtors have the Stuff
As part of our Santa Clarita CA real estate update for today, the third of July, 2013, I produced a quick YouTube video that is under 3 minutes, talking about the “how and why” of real estate searches on-line.

However, when you are searching for real estate we find that most of our clients run into data corruption on some of the Real Estate syndication websites.
The Corruption of which I speak has a much larger connotation. Better stated, “on purpose” manipulation of the data.
Don’t take my word for it – check for yourself. Have a look around at the large real estate websites and compare them with a local IDX site showing the current real estate listings for sale.
The Real Estate syndication website does not get their listing data directly from the Boards of Realtors. They cannot, they don’t have a licensed Broker at the helm.
The local markets in the Santa Clarita Valley are moving quickly.
Interest rates have broken the 4.4% market for a 30 year fixed rate mortgage.
Sales Soar and the inventory of homes that are listed for sale increased in June. With more inventory meaning better deals for buyers, or at least it would appear so…
The unsold home market in the Santa Clarita Valley is slim to none. Applicable in this market or any, the three reasons a home won’t sell is price, price and price.
The same holds true today – When searching for homes, have your realtor pull the comparables to see where the seller has priced their real estate for sale.
If they are close to the mark – the home won’t last long in today’s market.
