How to dump your real estate agent to buy a Foreclosure in Santa Clarita Valley

    How’s this, you call that REO agent with the hottest foreclosure listing and tell them you will dump your real estate agent if they will represent you.  You can then let them know to give you the amounts of all of the other offers that have been submitted on the property in question and you will beat the highest by a few hundred dollars.  Furthermore, mention that because you are using them exclusively, to buy the very same home the bank has entrusted them to sell, they will be making double the commission.  I’ll do one better – Do all of the above over the telephone with the Santa Clarita foreclosure agent.Have you seen my coffee cup

    What are the odds that they will give up the ghost at your telephonic request?  You would be surprised that some would jump at the chance.  But, more definitely  most would not.  Most of the Foreclosure and bank owned real estate agents in the SCV are very seasoned.  This is not their first rodeo and they understand by breaching the trust of other agents, the bank and most importantly other buyers that have taken the time to view and have their real estate professionals write offers, those actions will catch up with them more sooner than later.

    So, what is the best way to approach a home that happens to be bank owned in the Santa Clarita Valley?  Get your very own agent and please be loyal to them.  If you don’t happen to have an agent – then hit up the REO Realtor, but you may find it will be difficult working with them because it affords your no advantage.  That is if they are playing a clean real estate game. 🙂
