Funny thing happened to me on the way to the office. I received a phone call from someone that wanted to buy a new home. He said he found me online within our New Santa Clarita Homes website.
However, it was the question he asked me about proximity to where he wanted to buy a new home.
Lake Elsinore and Corona – those were the places he had his eyes on and where he wanted to settle down within.
He asked me where Santa Clarita Valley was and I told him about 1 Hour and 30 Minutes away.
He said he had heard that it is always best to have your own agent when buying a home, and that includes the new ones.
He also said he had had friends that had used the agent who is being representative of the seller, in the case of a new home – representative of the builder and they most always felt pressured, conned and scammed.
I explained to him that “I get it”. We have had similar experiences with using the agent who was representing the real estate seller, as in the case when we bought our first home in Santa Clarita, back in 1996.
He then asked if I would take him on as a new home client and do the drive and show him the new homes and visit the new construction sites in the areas he desired.
I answered him “absolutely yes”. And I will do one better, I’d be helping him with our NHBB – New Home Buyer Benefit program that we have, exclusively.
I’ll be headed down this weekend – I have scheduled appointments at the new home centers so we are ensured to be able to view the model homes and have a sit down chat with the new home agent.
I will be asking the new home builder representative a lot of questions about, credits, discounts, upgrades, and closing costs. I will also want to do investigations into mello roos, special assessments and supplemental taxes.
Everything that I discuss with the new home agent will be recapped via an email directly to them from me so I can be sure I have the “story straight”. I will also bcc my new home client on the same email so they can see that I am worth hiring at no charge to them.
There is also no charge for our clients to use me at the New Home Tracts and within the New builder communities in the way of giving up “anything” monetarily. Using me to represent you with new construction will not cost you a dime. Not in closing cost credit, not in discounts, not in builder upgrade credits or discounts of any kind!!!
The New Home builders get it. We have a ton of internet presence. We have closed over 1000 transactions and are continuing to grow in leaps in bounds with new and referral clientele that want to buy resale and new homes in Southern California.
