Looking at the new numbers related to the time frames for days to sell residential real estate in the Santa Clarita Valley cities we see February 2017 being a low point at 37 days to sell a Santa Clarita home in the Median range value.

Viewing the Santa Clarita real estate figures for the past four years as it relates to the length of time it takes, on average, to sell a home we see average numbers and typically larger than the median timeframes.

73 days on average to sell Santa Clarita real estate was the longest length of time showing itself February 2015. Again in January 2016. December 2014 as well.

43 days on average was the shortest time it took to sell a Santa Clarita home during the past 4 years. That occurred in August 2013 and in November of 2016.

What does Santa Clarita Months of Inventory mean?

This the same as absorption rate as we have spoke about in the past within our Santa Clarita real estate business when folks want to know how the market is fairing.

Absorption Rate – Months of Inventory

The Months of Inventory pertains to how long, at the current market’s pace, we could reduce to Zero Listings for sale, if there were no other units added to the “saleable” inventory.

If nothing else was listed for sale in the Santa Clarita Valley – How long, at the current buyer drive, would it take us to get to zero homes for sale?

I said it two ways because it can be quite difficult to grasp this, as it can be with buyers paying closing costs.
