The current real estate market has real estate agents, with REMAX of Valencia and other brokerages, struggling to find new ways to obtain Santa Clarita real estate buyers.
Most agents are not those that want to “do it yourself”. They are paying for “pay per click” ads with regard to their websites and not writing content.
Most are delving their monies into Zillow, Trulia and Realtor dot com to get leads that are generated from those sites from the unsuspecting real estate searcher.
Some are still doing the door hangers, adding to people’s available trash can space.
Some are calling and door knocking and advertising via “interruption marketing.”
With all of those efforts – some are still playing games within publication print and on-line.
Where there is a will, there is a way.
If a listing, that a local Santa Clarita realtor has, is currently in escrow, it may not show up on some of the syndication websites and will not show as being available/active in the local Multiple Listing Service that is policed by the Board of Realtors.
Makes Sense Right? If a property is in “back up” position or “pending” position – they are not going to show up as being for sale and available.
What if that real estate agent were to change the listing status to “active”, only for a moment, then change it back to backup/pending?
Well, that would send a signal that the listing was available once again to the Real Estate syndication websites.
Some would grab the data immediately, and some would pull it at a time in the future, depending on how often they update.
Bigger Problems Exist
There is still a bigger problem, most people have come to distrust most of the Real Estate syndication websites because of their personal information being sold/traded to many real estate agents.
The bigger issue is the data is not showing up as accurate within the local Boards of Realtors.
If you are working with a Tech Savvy Realtor, you are going to be receiving properties that fit your criteria, by email.
These real estate listings are probably going to come to your email immediately upon being published within the Board of Realtors.
No Real Estate syndication website can get you those listings that fast. Not a one!!!
But, if the status is changed, you will see it via email – then it will have disappeared when your chosen Realtor does their recon.
That is because the agent on the other side of the listing is attempting to use the listing as bait for more buyers.
Hang in there, work with a professional Realtor in the Santa Clarita Valley and you are not going to run into these issues.
