Housing Radio 2017-201 Truth in Lending – Getting the best loan deal!

    Welcome to our real estate radio show aptly named Housing Radio. On Today’s real estate broadcast my focus was with our Truth in Lending Broadcast which we do on Thursdays.
    Not mentioned on the show please make sure you don’t get tricked into some special loan program. Something that sound too good to be true, usually is.
    One of the things that is being “advertised” today is the “less than 3.5% downpayment”. This is being touted as a first time buyer home loan program.
    Finding out, they are very constrictive and only offered with particular limitations which may apply to the financial status of the borrower. They can also apply to a particular type of property, in a certain location, or in a particular price range.
    Here are some standards I have seen when it comes to these “advertised” special loan programs.
    • Buyer cannot make too much money.

    • Buyer cannot have owned or bought a home before.

    • Buyer has to work at some “specific” employer.

    • The home has to be in a particular area.

    • The home has to be of a certain type, Condo – town home – single family residence etc.

    • And other things.

    Some of these programs are used for buyers who have served our country in the military. Some are used to assist with the reduction of “bank owned” real estate inventory, and more.

    What I want you to know is that if you are being promised a particular type of lending program that is being offered get it in writing and bring it to your trusted real estate advisor.

    I do this for my clients all of the time to protect them when it comes to buying and selling real estate.
