    Here is my dissertation for the report concerning Valencia CA Single family homes.

    We have a flat to slight up trend within the Single Family residence world within Valencia CA.  The median home price is $459,999.  With inventory trending up but days on market trending down and the Market Action Index, essentially flat recently   Market conditions in Valencia CA do not seem to have a strong up or down pull.

    With regard to price, despite this weeks up tip, the market in Valencia CA seems to have paused around this plateau.  The MAI, Market action index, is a good leading indicator for the durability of this shift.

    In case you don’t know about the MAI that has been developed by our Real Estate research team at Altos Research – the MAI, or market action index, answers the question of “How’s the market?”  It does this by measuring the current rate of sale versus the amount of real estate inventory.

    An index above 30 indicates Seller’s market conditions.  While a MAI below 30 favors the real estate buyers.
