These data filled reports cover all of the Single Family Residences in the Santa Clarita Valley Cities.

Each report goes into painstaking detail to cover the four quartiles and other associated data.  These reports are used by our savviest Santa Clarita MLSbuyers and sellers within the Santa Clarita real estate world.

As was told to us by two of our clients just last week, “We are surprised more local real estate people are not doing what you are doing when it comes to talking about the market.  Most are to busy selling I guess…”

Well Janice and Rob –  you are exactly right.  They are too busing blowing their own horn about how they are the BEST Santa Clarita real estate agents or how they have been voted number 1 agents.  Funny thing is that you never know who is doing the voting 🙂

All you have to do is ask my Mom – she will tell you.

Back to the data we have compiled.

Here is my dissertation for the report concerning Valencia CA Single family homes.

We have a flat to slight up trend within the Single Family residence world within Valencia CA.  The median home price is $459,999.  With inventory trending up but days on market trending down and the Market Action Index, essentially flat recently   Market conditions in Valencia CA do not seem to have a strong up or down pull.

With regard to price, despite this weeks up tip, the market in Valencia CA seems to have paused around this plateau.  The MAI, Market action index, is a good leading indicator for the durability of this shift.

In case you don’t know about the MAI that has been developed by our Real Estate research team at Altos Research – the MAI, or market action index, answers the question of “How’s the market?”  It does this by measuring the current rate of sale versus the amount of real estate inventory.

An index above 30 indicates Seller’s market conditions.  While a MAI below 30 favors the real estate buyers.

We have been approaching and above 30 for 2013.  Stand by and if you want to get your very own Real Estate market reports for any one of the Santa Clarita Valley cities, see our MacboX.

Head over to our Main Santa Clarita Realtor website and type into the MacboX the words, “reports”, without the quotes.

When you do, you will be taken to a page where you can subscribe to the “market data” reports.  Such as the ones that The Paris911 Team at REMAX of Santa Clarita Valley posted above.

Thanks for reading.  Here is a tip, when you are considering hiring a Santa Clarita real estate agent or team to sell your home in any one of the Santa Clarita Valley cities – make sure they are writing content such as this.

There is a method to the “aparent” madness of the Paris911 Team. We are where the Buyers are looking for real estate.  Our local Websites are competing with Zillow, Redfin, Trulia, Realtor.com, Homes.com and Real Estate.com. In most places related to local Buyers searching for real estate – we Trump them badly.

    Paris and Connor MacIvor

Connor and Paris MacIvor are in the Top 1% of Realtors Nationwide, starting their real estate business in 1998 with RE/MAX Gateway - Santa Clarita Valley and Valencia CA. Their becoming licensed real estate consultants and representatives came from the horrible experience they had when they bought their first home. There were many things that the agent they had hired did not explain and disclose, which per law he should have. Getting that agent on the phone after they closed escrow and after he had gotten paid was impossible. Paris and Connor called the broker, the board of realtors, the office manager and all they received was the promise of a phone call back. The remedy did come, but not as fast and in the way they wanted. That act - that bad agent was the reason why Paris and Connor became Realtors. That was all they needed to vow to never let the same fate befall anyone else, that befell them. Today Connor and Paris are focused on client service. Protection and top-shelf service with regard to their real estate clientele. They primarily work within the Santa Clarita Valley and Valencia CA. However, for a referral, where 80+ of their business is referrals they have License and Will Travel to other parts of Ventura County, Los Angeles County, and Orange County to handle real estate transactions for those who trust their real estate operation. Writing on their Real Estate Blog is a passion. SCVnest.com/blog is where you will find over 10,000 real estate articles.
