    BTW – most home inspections need to be scheduled – unless the property is vacant and if that is the case – a notification is necessary to the notify the property owner(s) and their agent.

    During the home inspection – do you best to ask questions that come up. Don’t be SHY – if the home inspector has a problem with you showing interest in the home you are buying – time for a new home inspector 🙂 – Of course, don’t be bothersome – but inquisitive is fine!

    Also – Bring a check or some form of payment. Home inspection prices range from a few hundred dollars to over a thousand – depending on the home inspector, size of the home and the intricacies therein.

    Before the inspection – you may be handed documents showing past permits for the home. Maybe someone installed different piping or a fence – those items may have needed city approval – if that’s the case, most home inspectors will have those documents. Sometimes permits are pulled and never finished – they will have that info too.

    Most home inspectors will have recall notices on HVAC units (Air conditioning and heating) – they may also generate warranty recall documents for other home systems if they exist.

    At the conclusion of the inspection – the home inspector should have a stand around chit chat with you about what they had found in the performance of their duties. Maybe they have big issues to discuss or smaller “finds” which have been revealed.

    They will also ask you to sign some legal documentation. Talking about the “scope” of the inspection, pertaining to them not moving furniture – only inspecting the visible areas. In addition, they are an overall expert – not a specific expert. Such as a Geologist. However, if you needed to have another type of inspection performed – they would be the one to let you know.
