    The plan included the “off market” foreclosure and bank owned searches.  It also includes a dissertation on the Notice of Default filings coupled with our “one party show” system.

    Short Sale contingency

    Here some intelligence. Short sales are not guaranteed.  When the process is started by a “short sale savvy” realtor, they don’t always go through.

    In some cases – the banks have told us they would take only a certain amount of $$$ to allow the short sale to be approved.

    In those cases, we don’t give up.  We keep calling the bank until we find that person that does not have the personality of the “proverbial brick wall”.

    However, in some cases, not matter how much “greasing of the gears” we do, the short sale is not able to move forward.

    Push Hard, get told “NO”, and then keep pushing through the NO!

    With short sale negotiation – it is not enough to call, send and call again.  It is not enough to speak nicely with those that we are dealing with on the banks end.  While that is important, all the “nice” in the world, sometimes cannot get it approved.

    That is why we find those at the banks that can, or should I say, are willing to help our short sale clients.

    It works, however, it takes hours upon hours to get through the gate keepers to the escalation departments at the Big Banks.
