How to give your real estate agent the edge

    Some real estate agents have to be told. Some have to have the “game” explained to them. Unfortunately, all realtors and real estate agents are not created equal. Some miss the mark, but you love them just the same.

    So do this, make sure your real estate agent is also searching the “pending and back up” real estate listings that fit your home searching criteria.

    Those are the real estate listings that are in “escrow”, “under contract” properties are something to look at, especially when real estate inventory is lacking.

    When you find that “special neighborhood” or area within a particular city, then ask your real estate agent to search for, not only the active residential listings, but those that are in escrow too.

    When you tell them, they will “get it”, if they already haven’t. Then have your realtor reach out to the listing agents, in written form and by telephone, one for accountability and one for “relationship building”, and express your love for the home that is currently under contract.

    Ask them to ask the listing agent to give you and them access to the property for viewing. You never know what real estate listings are going to “fall out” of escrow.

    In fact, during the past 7 days we have had 47 residential real estate listings not make it through a full escrow. They fell out of escrow and came back onto the market for sale.

    Imagine if a relationship had been made between your realtor and the listing agent? ¬†Imagine if one of those real estate listings fit your home buying criteria? You would be in like Steve McQueen in “The Great Escape”…
