Most of our real estate buyers do not appreciate a “formal space”. A formal space is an additional room that is usually to the right or left of the entrance of a Santa Clarita Valley Home.
These are places where we meet with those vendors who knock at the door. While those “door knockers” are not as common as they used to be, they do come up from time to time and spin tales worth listening to.
What happens with these spaces is they are used to house furniture. But they are not used by most homeowners today. In fact, most of our current real estate buyers within the Santa Clarita Valley don’t want homes with them.
The New Home Builders in Santa Clarita Valley have caught on and the homes that are being built today have an entrance that moves into a “family room area” attached to the kitchen.
You can consider this a “great room” within the Santa Clarita real estate venue. A Space where most of the “bonding” happenings occur. Where the family, the guests, and others will congregate during events of entertaining. This is also the space where the regular family function is executed.
While most people are not too “cancel happy” with the addition of a formal room, they are looking at them as if they are wasted space. The question is often posed to me and my Santa Clarita real estate team, “What will I do with this space?”.
There are a lot of great ideas. A game room for one. While some of the Misses may have an issue with this, a pool table or foosball table will go a long way to keeping kids and guests occupied.
Maybe a room centered around a piano – a Grand or Baby Grand piano. When your kids are experts or other members of your family are, what better way to show off their skills than by having a piano.
Of course, I’d be able to play chopsticks, but nothing else.
You could also make a formal presentation room with plastic covered furniture like mom and dad had. People that you allow in your home would be able to walk by and take a short spin down memory lane to see if their parents had their home outfitted in the same way.
We have our formal space within our Windermere home located in the Valencia Summit. It works for us because it’s open to the formal dining room and in close proximity to the kitchen, entrance and family room.
New Homes and New Santa Clarita home builders, Both the Five Knolls community, Toll Brothers, and KB homes have the grand room concept down.
We represent many a client with the new home builders. We watch out for our clients and get massive discounts, depending on the community we are working for our Santa Clarita real estate clients.
Some of the best issues come to us during another’s process. One that is using another agent where that agent has turned off their client. The client then googles the sin and finds us where we don’t like that and write about it.
