Foreclosures don’t stop, they just reduce in frequency

    That is when the total Foreclosures are around 1-3% of the total real estate inventory that is currently for sale.

    This is also the same percentages that we would consider being a “recovered and healthy” real estate market in the Santa Clarita Valley cities.

    We are not there yet, but are on our way.

    We have a total of 12 Foreclosures/REO listings that are currently on the market for sale in the Cities of the Santa Clarita Valley.

    That is not very many and that is pretty close to the 1% market of the Total real estate listings.

    However, there are a couple of other factors that you should be aware of. We still have short sale in our midst. While they are not “fully foreclosures”, most have had a NOD – notice of default, filed on them and are on their way, incase they don’t sell as short pays, to becoming the next Foreclosures.

    We also have some of the “bank owned” real estate – Real Estate Owned properties that are not on the market in the SCV cities as well.

    Both of those types the Notice of Defaults and the Bank Owned real estate accounts toward our “healthy mark” of 1% – while we are close, we are not out of the woods yet.

    In the coming months, we will see the local real estate inventory become a larger majority of Standard Sales.

    We will also see the housing prices return to a steady appreciation where the listing prices are not being entered at the incredible percentages above the median sales prices.
