Not just in the Santa Clarita Valley – but almost everywhere in the world where there is distressed inventory. We have been watching as the bulk sales are taking a majority of the inventory that used to come to our buyers by way of REO listing agents. This has been a trend since around February of 2012 and will probably continue over the next couple of years.
Today, one of the real estate news headlines that came across our Reader on Google was referencing one of the Real Estate investment firms, known as Colony Capital, had just picked up 970 Foreclosed homes in our State of California – split with Arizona and Nevada.
What does this mean to you? Well as a buyer it means that the shadow inventory is real, but it is being bought at bulk sale. It will come onto the market for sale maybe at a faster pace than originally thought. We have been watching as the excess “bank owned” inventory is missing – meaning it probably did sell at bulk sale. You can check this data base by heading over to our Main Real Estate website for the Santa Clarita Valley Cities and type in the words “foreclosure radar” into the MacBoX at the top of the screen.
After you do so you will see the number one search engine for off market foreclosures and bank owned inventory in the Santa Clarita Valley Cities. You can also choose to search for other areas in all of Southern California. It works very well, we should know, we pay for it so our clients as well as ourselves can use it to find what they are looking for in the Foreclosure Realm.
