    One of those is an Auction that is based online. Some of the Auctions that agents post into the MLS can be view by some in the industry as “scams” and things to watch out for. The best approach is to make sure your real estate agent explains the nuances of the online real estate auctions.

    Foreclosures, things to consider: When you read stuff online about the individual foreclosure listings that say something like, “Don’t Bother the Occupants – Don’t make contact for any reason – Do Not Disturb the Resident…”

    Those are keywords for a Foreclosure / REO property that is actually bank owned where those inside are either in the active stages of eviction or they are tenants who are enforcing a provable lease.

    This is a whole different animal versus a short sale that has similar warnings after it has been placed onto the active real estate market as being for sale.

    10 of the 29 REO/Foreclosures listings are currently in Pending Status.

    8 of the foreclosure listings are in Back up status, meaning they have an accepted offer but the agent is not super confident in the buyers in place.  They want to keep the property being advertised and shown, just in case the current buyer falls out.

    Tip: When dealing with your chosen real estate agent, ask they their position on Back Up properties and what they think about including them in the properties they are going to be showing you.
