Foreclosure Alerts for Santa Clarita valley cities updated October 26, 2012

    Watching the “Santa Clarita Foreclosures” means staying on the leading edge of foreclosure Intel.  Below, on the California Foreclosure Filings graph, you will see that we are definitely down in numbers of Foreclosure Filings within the State of California.  October 2012 will be compiled any day and I’m sure we will see a further reduction bringing us from the Height of the Notice of Default Market, September  2011 – at 27,124 notice of defaults filed.  To Most recent data – September 2012 – 14090 Notice of Defaults filed. – that is quite a reduction over a year’s time.

    When looking at the Notice of Sales – We can compare their height at 28,753 back in December 2011 to Today where we have an almost all time low for NOS at 16,633.

    What all of this means.  We are not seeing as many potential short sales entering the real estate market.  Those Short Sale Sellers are either getting “liviable” loan modifications, deciding to let the home foreclose, or working it out with their banks.  It could also be because they are biding their time until November 13, 2012 when Congress has it’s Lame Duck session to approve or deny the extension of the Debt Forgiveness act.

    Just make sure, before you settle on any single agent – you interview a few to find the best fit.  Also, remember to look at what they are writing on-line.  Are they experts or are they just saying “Use Me – I’m Number 1 – I am the best real estate agent in the world – I work the hardest for you!!!”  That gives you no idea as to who they are, except good at talking themselves up.
