    Flat real estate markets have their place too

    In the Santa Clarita Valley cities, we are experiencing a flat price trend for almost all of the Santa Clarita Valley cities. Which means that buyers are not moving as fast as the real estate sellers would like.

    We see that our prices in the SCV cities, better than declining, are sitting steady.  Of course, Santa Clarita real estate buyers would be pretty happy if we saw decreases in local prices, I don’t want to leave them out of the market update 🙂

    Within Each of the Santa Clarita Cities – depending on the data you are looking at, we are seeing some interesting dynamics. One such example is the Single Family Residences report for Valencia CA.

    The Paris911 Team at REMAX of Valencia California observed the current real estate market conditions for Single Family homes. We looked at the current Trends in Pricing. The current Levels of Supply and Demand. We also compiled the Value metrics for the Single Family Homes in Valencia California.

    As far as the Single Family Homes in Valencia California go, we see a median price this week in Valencia at $599,495 with 82 real estate listings being on the market for an average of 50 days.  The Days on market timeframe has reduced from the week prior and we are potentially going to see more buyer activity in the coming weeks throughout the summer months.

    Real Estate inventory is tightening in Valencia California and the days on market is falling, as stated. The MAI, market action index for Valencia shows that demand is starting to heat up. This equates to relatively bullish signs for prices.

    With reference to the Supply and Demand for Valencia California we see that home sales continue to outstrip supply and the MAI, Market action index, has been moving higher for several weeks. This is a sellers Market in Valencia CA, so watch for upward pricing pressure in the near future, meaning real estate in Valencia CA may become more expensive than it already is.

    In breaking down the Valencia real estate market into quarter chunks, we see that The top Quartile has a median price of $804,540, with a square footage of 3548, lot size between 6501 and 8000 square feet, 4.0 bathrooms, 3.2 bathrooms, 12 years old, 20 currently on the market fitting those parameters, 2 have entered the market and 4 have sold with an average Days on Market of 81 days.

    Valencia CA real estate prices for Single Family Residences appear to be hovering around their high point. Look for a persistent downshift in the Market Action Index before we will start seeing prices deviate from their current levels.
