Enough Santa Clarita Cities Notice of Default Filings to talk about

    It has been a while since we started to monitor the Notice of Default filings for the specific Santa Clarita Valley cities, when we had last seen NOD filings of this magnitude.

    One of the things we empress upon out clients is that NOD’s are capable of being obtained, you just have to be consistent and persistent.     Local real estate offices in Santa ClaritaLike in sales – it’s not the high pressure crap that pays off – it is the consistency of the “sales person”.  They have to be even, not over promise and under deliver, they need excellent communication abilities and they need to be “transparent”.

    Not wanting to overuse an already over-used term – Transparency is what we equate to being someone that is reflective of the statement, “What you see is what you get”.

    We had a couple contact us yesterday and want to know about the Notice of Default filings that we were posted up on our Santa Clarita Foreclosure website.  “Staci” had a direct question because her and her husband had been wanting to buy a home, but were not sure if now was a good time.

    She had been googling the address of the home they were renting only to land on a page similar to this one.

    She wanted to know what it all meant and wanted to know why the home she was renting was posted on my website.  After I calmed her down, I explained that I was only placing the properties that had NOD’s filed on them. She wanted to know more of what that meant, so I explained further.

    A NOD – Notice of Default – is a filing that happens with the court.  The bank or mortgage holder has not received payment on the home they lent money on.  This could happen at the 1st month and one day point where they did not receive payment – but most banks wait for at least 90 days before recording this.  And that is after many attempts to contact the homeowner.

    I can only deduce that their landlord had not been making their mortgage payments and that they were in default.  So I pulled title and sent Staci a screen shot of the Foreclosure Radar rendition – plus the property profile PDF showing the auction date, minimum bid and where and by whom the NOD was recorded.

    She got it, but it’s never GREAT to hear that the place you are renting is in default.  Staci had many questions, all of which are going to be answered later today when her and her hubby come into our REMAX of Santa Clarita Offices of the Paris911 Team this PM.
