Don’t let your chosen Valencia Realtor shoot you in the foot!

    Becareful when hiring a realtorParis and I have lived in the Bridgeport Area of Valencia CA since the Bridgeport community was first built.

    We love the community and care about the homes therein.

    While not everyone uses us to sell their homes in Bridgeport, some do.

    It mostly comes from when they are Googling the local real estate market in Valencia CA and come across our brand, Paris911, and our real estate company – REMAX of Valencia.

    It saddens me when I see real estate listings taken and placed onto the market, as standard sales, in Bridgeport, at under Fair market value.

    I can hear the tactic the listing agent sold to their clients.  “We will price it under market and get a flurry of offers. We will then pit the buyers against each other and get you even more money for your home..”

    Excuse me?  Mr/Mrs Agent – there is not one study that supports that tactic, can you show me where this tactic works?

    When buyers, and we work with a lot of buyers, write offers – they undercut the sales price.  No matter what market, and only in specific circumstances this does not apply, they typically offer lower than list price.

    That is how buyers are, Mr/Mrs Agent, you should know this.  Therefore, why not list the home for what it is worth or a bit higher?

    Then depend on your(Mr/Mrs agent’s) advertising and marketing to get the property shown to more buyers than any other agent can possibly?  I know, “agents work hard???” Ha!

    Putting some hard work into the mix – elbow, or should I say, finger grease into the process of selling real estate.

    The “Lower than Market” pitch hurts homeowners everywhere, please have mercy on us and our neighbors.
