    Do you need a Property Management Company?

    Probably as much as you need a Realtor if you are wanting to buy or sell Real Estate. – With 37 typical disclosures that accompany each and every real estate deal – with a majority of those “typical” disclosures stemming from a Law suit from Days gone buy – It is definately suggested that you have someone on your side assisting you and representing you with Real Estate.

    I received a phone call today about properties for Lease in the Santa Clarita Valley.  I told the lady about our Paris911 MLS based rental resource for the Santa Clarita Valley.  I also explained we don’t do any Rental or Leasing representation.  However, I would be happy to run the properties and get her in touch with the Leasing/Management agent. She was elated and wanted to know our fee for doing this.  I said it is a Gift – no expectation, just the right thing.

    She continued, “I wish I would have known that when I placed my home on the market in Saugus – We went with the Agent that gave us the best deal.”  I asked, “what do you mean by “deal?””

    She said she was referencing the lowest amount.  I said that would have not been a good fit for my Team and I.  I told her that REMAX gives me the latitude to represent her for FREE!  But, my knowledge, experience and the Proven Value my Team and I offer, could not justify such a reduction.  We decided a long time ago, in 1999 – To Give Value First… When we had a year in our Real Estate business – to develop our knowledge through education and focused experience, become hard hitting negotiators and to ensure our Sellers received offers that exceeded expectations.

    In fact, of the last 9 homes that we have personally sold – they have exceeded the FMV – Fair Market Value in sales price. The offers we received, on purpose, were a majority FHA – In which the appraisers are seemingly a bit more liberal in pricing (that’s higher folks).  We have (knock on wood) also been able to keep our sellers out of harms when it comes to lawsuits of all types.  Including ones concerning disclosure.  You do get what you pay for – We have over 540 buyers searching per month on our Real Estate Search systems – Plus over 12,000 unique visits to our Websites!!! – These are qualified buyers.  We, very often, find buyers for our Sellers Listings – it is up to our sellers if they wish to have us enter in to “dual agency” – representing both buyer and seller with the same property.

    But Renting or Leasing, can you do it yourself?  That is a very personal question – However, I can advertise your Rental or Lease on our Real Estate systems for FREE – Without obligation – Just like in the above callers case – I told her, I’d still help her find a rental without a problem.
