    When we sell homes, condos and townhomes – part of our dissertation to our real estate buyers covers how to “do your due diligence” when it comes to your neighbors.

    You have to call the local law enforcement officials. Ask the deputy or police officer if they would live where you are buying, give them the address. If they say “hell no” – then ask them why. It maybe it’s too far away from the mall, not for a bad reason…

    You have to look on Megan’s Law. You also have to sit in front of the home, condo or townhome you are buying during the weekends, during the hours of darkness and drive down the street several times and varying hours.

    The final step is knocking on the neighbor’s doors!  This is not a choice but a must!!!

    SP – Subject Property – if you are buying a townhome – you at least want to hit up those people that share common walls with you. Common walls are typical – however, per definition – townhomes are multi story dwellings – potentially you won’t have anyone above or below. Bang on their doors, introduce yourself (with all of your family in tow) and ask them if they like living there and tell them where you are buying…

    SP – Subject Property – If you are buying a condo, they are typically stacked on top of each other and  will also have common walls. There maybe multiple neighbors – Make sure you door knock any other unit that is touching yours in anyway. Via a common wall or via the roof or floor.

    SFR – Single Family Residence. This one can be tricky. Remember rear fencing and elevated yards – even though you may never interact with your rear neighbors that have their home elevated, or lower than your’s – you will still want to inquire. It maybe that they plant trees that limit your view in the future. Maybe they file something against you for your trees, etc. You will also want to go to the neighbors on each side and those across the street. Tell them who you are – with everyone who will be living in the home – and then ask them how they like living there and what(if anything) you should be concerned about.

Once you identify them, you will practically chew your arm off to break away.
